Should i go private or auction?

THERE ARE A VARIETY OF DISTINCT DIFFERENCES BETWEEN SELLING A PROPERTY BY AUCTION AND PRIVATE TREATY, EACH WITH THEIR OWN PROS AND CONS.

Private Treaty:

  • No official sale date is set and sellers have more time to consider offers.
  • You set the asking price or price guide and as such you have greater control.
  • Tends to be less stressful than an Auction, less public and offers greater discretion and privacy.
  • Can prove to be less expensive than an Auction as marketing campaigns can be considerably different.
  • Offers are not shared with other potential buyers.
  • Greater negotiation skills are required.
  • Appeals to a wide range of prospective purchases who prefer to negotiate away from an Auction situation.

Auction:

  • A clear end date is set, so the campaign is tailored to finish at the Auction.
  • The whole process is condensed into a 30-day period culminating in a one-off auction.
  • The vendor sets the reserve price and the terms and conditions of the sale.
  • The reserve price is not disclosed to prospective purchasers.
  • The market sets the price and competitive bidding may result in a higher result
  • Contracts are unconditional and final
  • Purchasers must be fully qualified and financially capable to buy on the day of the Auction.
  • Property may sell prior, at Auction or after Auction.

Planning

We provide advice and guidance on how to create that all important first impression and assist with styling and presentation. We develop a cost effective sales strategy and develop sales agreement.

Marketing

We coordinate professional photographs and floorplan and create feature listings on realestate.com.au, domain.com. au and 6 leading property portals. Along with a custom designed e-newsletter to our database of over 7,000 qualified buyers and contacts, we can arrange property videos, signboards, newspaper, social media and extensive local area marketing as required.

Inspections

We conduct regular home inspections, record and follow-up all attendees and provide you with regular feedback.

Negotiation

We provide you with qualified buyers, arrange building inspections, strata reports and negotiate the highest possible sale price.

Contracts

Upon agreement, we prepare and issue copies of contracts, communicate with solicitors and conveyancer, obtain a security deposit and keep you informed as the process continues.

Sale

A final inspection is arranged prior to settlement, all funds and keys are received and disbursed and the new owner takes possession.
